Lagos luxury real estate prices have surged, with plots in Eko Atlantic rising from ₦180m to ₦2bn, driven by urbanisation, demand and premium investment interest

Lagos luxury real estate prices have soared dramatically over the past two decades, with land in prime areas such as Eko Atlantic increasing from ₦180 million to over ₦2 billion, according to the latest State of Lagos Housing Market report.

The report attributes this remarkable appreciation to Lagos’s population boom, infrastructural developments, and rising global investor interest.

“What was once a market with relatively affordable land plots has rapidly matured into a highly competitive and premium investment destination,” the report said.

Plots in Ibeju-Lekki, once worth ₦500,000 in 2013, are now valued between ₦25 million and ₦40 million. Similarly, land in Lekki Phase 1 has moved from ₦10 million in 2005 to over ₦500 million in 2025. Analysts say this growth underscores real estate’s role as a long-term wealth strategy.

“Land values have moved in a singular direction: upward,” the report notes, adding that early investors have realised exponential returns.

Luxury developments now offer world-class amenities like private cinemas, helipads, infinity pools, and smart home systems. Areas such as Banana Island and Victoria Island symbolise prestige, offering lifestyle experiences aligned with global standards.

A Lagos-based investor noted, “Real estate here is no longer about housing. It’s about wealth preservation. The sooner you enter, the better.”
